Why is Home Warranty important for both sellers and buyers

New homes come with warranties to protect the buyer in case of the unexpected. But what about existing homes? Fortunately, there are a number of companies today who offer warranties for existing homes. Sellers can now offer their buyers a level of assurance that was previously reserved for new construction, and buyers can buy with confidence!

Why are home warranties important for a buyer especially an inspections are done?  A home inspector inspects a property condition as of the day of the inspection.  However,  sometimes, there are issues that won't be observed until repeated usage.  That is where a home warranty comes in to play.  By purchasing a home warranty (protecting you from future issues) combining with home inspection (protecting against issues today) and seller's disclosures (informing of what has happened in the past),  a buyer minimize the risk of property condition.  

It is as important for a seller to provide buyer with a home warranty.  A real estate transaction liability does not end at the end of a transaction.  Buyer has the rights to peruse liability even after a transaction is closed.  Providing warranties to buyers can reduce the chance of future legal liabilities.

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall down the road, while others are convinced that home prices will go up.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates while they are still available.
